Septic inspection in Missouri

A septic inspection is worth what the inspector actually opens. A real evaluation finds the tank, opens it, checks the baffles and the sludge depth, runs water to watch how the system takes it, and looks hard at the ground over the lateral field. A lid lift and a glance is not that, and it is the version people are most often sold. Buyers ordering one before closing on rural property are the most common reason for the call, and they are the ones with the most riding on it.

Where does the permit come into septic inspection?

Inspections of installations are part of the Missouri state standard, so a new or repaired system has an inspection built into its permit. A pre-purchase inspection is a separate, voluntary piece of work.

When do you need this?

Buying rural property, which is the single most common trigger.

Recurring slow drains where nobody has established the cause.

What drives the price?

Whether the tank has to be located and uncovered first, which is the usual surprise on an older property.
Whether a pump-out is included, since sludge depth is hard to judge otherwise.
How much of the field is assessed, and whether any loading test is run.
Travel, which matters in counties where few inspectors work.
